In his latest publication Simon Libbis draws on over 35 years of experience in property law to help you to find your way through the conveyancing maze. No one practising in this area can afford to be without Conveyancing Victoria 2014. The 2014 edition includes, for the first time

  • A comprehensive index to help you navigate your way through the contents

  • New appendix on Letter to purchaser about deposit release

  • Notification of updates immediately changes are made. Includes online access to all online updates issued in 2014. A comprehensive guide to conveyancing that is easy to understand and includes

  • A complete explanation of the land title system and restrictions affecting land

  • How to comply with vendor disclosure

  • All aspects of contracts including special conditions

  • Transfer documents, adjustments, settlement and all things in between

  • Numerous examples and precedents you can use.

Changes made since the last edition

The most significant changes are in the following areas:

  • The impact of the Personal Property Securities Act 2009 (C'th) on conveyancing

  • Amendments to the Sale of Land Act 1962 that came into operation on 31 July 2013

  • Changes to the process for making titles available at Land Victoria

  • The new form of contract that is effective from June 2013

  • Nomination of additional or alternative transferees

  • Acceptance of title and deposit release

  • Service of notices by email

In addition to this there are two new appendixes (Appendixes 3 and 6). They are sample letters that can be sent to vendors and purchasers at the outset of a transaction. Appendixes previously numbered Appendix 3 to 7 have been renumbered, and references in the text have been adjusted accordingly.

  • Disclosure and adjustment of the congestion levy

  • GST issues

  • Compliance with loan approval conditions

  • Need to tender when vendor defaults

  • Disclosure of leases in vendor statements

  • Adjustment of water authority charges

There is also an enhanced commentary on deposit release and a precedent letter to the purchaser about it. Also added is a concise summary of the vendor's obligations under building legislation. And, to increase the usefulness of the book and enhance the user experience, Conveyancing Victoria 2014 introduces a comprehensive index.
